How Much Does It Cost to Paint a House Exterior in Florida in 2027?

Light stucco Florida home with a tile roof and tropical landscaping
Florida exterior-painting costs depend on paintable wall area, surface condition, home height and the amount of preparation required.

Short answer: For 2027 planning, budget about $3.95 to $6.30 per square foot of paintable stucco or block wall for a professional repaint with washing, repairs, primer and two finish coats. A home with 2,000 square feet of paintable wall area would land around $7,900 to $12,600. These are planning estimates based on our published 2026 field prices with a five percent adjustment—not a quote for a specific house.

Florida is hard on exterior finishes. Sun fades color, humidity feeds mildew, salt air attacks coastal homes, and wind-driven rain finds weak spots in stucco. If you are budgeting a 2027 project, the price depends less on the floor plan than on the wall area, condition, height and prep work the contractor finds outside.

This guide explains the likely range, why low directory averages do not always describe a properly prepared stucco job, and how repeated painting compares with a longer-lasting coating system.

How We Calculated the 2027 Estimates

No contractor has a complete year of 2027 invoices yet. We started with the 2026 field prices already published in our exterior-paint guide, then added five percent as a practical planning allowance for paint and labor increases. We rounded the results so the table is useful without pretending it is an exact quote.

The 2026 baseline: Our published guide lists elastomeric stucco work at $3.75 to $5.50 per square foot and premium acrylic latex on stucco at $4.75 to $6.00. It puts a properly prepared 2,500-square-foot stucco project at $9,375 to $13,750.

Why some online averages are lower: Directories combine many job types, including smaller homes, lighter preparation and single-coat work. Fixr, for example, reports a Florida average of $5,750 for a 1,500-square-foot home with moderate prep. That is useful context, but it is not the same scope as full washing, crack repair, primer and two finish coats on textured stucco.

What the figures do not include: Extensive stucco repair, active water-intrusion work, rotten wood, major carpentry, difficult access, unusually detailed trim and specialty finishes can move a project beyond the ranges below.

Florida Exterior Painting Cost by Wall Area

Use paintable wall area for this table, not the home’s interior square footage. A contractor measures the exterior walls and adjusts for doors, windows, gables, soffits and other details. Two homes with the same living area can have very different amounts of wall to paint.

Paintable wall areaElastomeric on stucco or blockPremium acrylic latex on stucco or block
1,500 sq ft$5,925 to $8,625$7,500 to $9,450
2,000 sq ft$7,900 to $11,500$10,000 to $12,600
2,500 sq ft$9,875 to $14,375$12,500 to $15,750
3,000 sq ft$11,850 to $17,250$15,000 to $18,900

The elastomeric column uses an estimated 2027 rate of $3.95 to $5.75 per square foot. The acrylic-latex column uses $5.00 to $6.30. Both assume the wall is washed, repaired as needed, primed and finished with two coats.

Crew pressure-washing and repairing hairline cracks on a masked Florida stucco wall
Preparation is a major part of the cost. Chalking, cracks, mildew and weak sealant must be corrected before a new finish is applied.

Why Is the Price Range So Wide?

Stucco is textured and absorbent, so it takes more material than smooth siding. Older walls may also have chalking, hairline cracks, patched areas or failing sealant around openings. The lower end of the range fits a sound, accessible wall. The upper end fits a home that needs more repair, more masking or a more expensive coating specification.

Prep is not padding on the invoice. It is what allows primer and finish coats to bond. A low quote can become expensive when peeling or cracking forces the homeowner to repeat the job early.

Estimated 2027 Cost for Other Exterior Surfaces

Stucco and block dominate Florida construction, but the same five percent planning adjustment produces these ranges for other common materials.

Exterior surfacePublished 2026 rateEstimated 2027 rate
Vinyl or aluminum siding$3.25 to $4.00 per sq ft$3.40 to $4.20 per sq ft
Hardie Board or LP SmartSide$3.75 to $4.75 per sq ft$3.95 to $5.00 per sq ft
Wood siding$4.75 to $6.00 per sq ft$5.00 to $6.30 per sq ft
Brick exterior$4.75 to $6.00 per sq ft$5.00 to $6.30 per sq ft

Damaged siding, wood replacement, deep masonry repair and active water problems are separate from normal painting preparation. Ask the contractor to identify those items before work begins.

Cost by Number of Stories

Height changes labor and equipment needs. A two-story wall takes longer to mask, prepare and coat, and the crew may need lifts or scaffolding. Our current pricing guide recommends adding roughly 20 to 30 percent for two-story work.

Home typeEstimated 2027 stucco or block rateExample
One story$3.95 to $6.30 per sq ft2,000 sq ft of wall: $7,900 to $12,600
Two stories$4.75 to $8.20 per sq ft2,400 sq ft of wall: about $11,400 to $19,700

Two-story homes cost more because ladder access, masking and setup take longer and require careful planning.

What Raises the Cost in Florida?

  • Stucco and block preparation: Hairline cracks, chalking, efflorescence and failed patches have to be corrected before the finish goes on.
  • Mold and mildew: Growth has to be cleaned and treated. Serious contamination or moisture damage may require separate remediation.
  • Product choice: Elastomeric and premium masonry products cost more and cover fewer square feet per gallon than basic acrylic paint.
  • Architectural details: Trim, soffits, fascia, shutters, entry doors, garage doors and pool-cage walls add masking and labor.
  • Access: Tall walls, steep grades, tight side yards and dense landscaping slow the crew and may require specialty equipment.
  • HOA approval: Many Florida communities require an approved color before work begins. Get that decision early so the schedule does not stall.
  • Older coatings: Homes built before 1978 may require lead-safe practices. Peeling layers and unknown prior products also add testing and preparation.

The Best Time to Paint in Florida

October through March usually offers the best combination of temperature, humidity and predictable drying conditions. Summer heat, afternoon rain and high humidity can shorten the working window and complicate curing.

Hurricane season officially runs from June 1 through November 30, so Florida’s most comfortable painting calendar is not very long. If you want the house completed before spring 2027, start collecting estimates during the prior winter rather than waiting until February.

How Long Does Exterior Paint Last in Florida?

A national guide may quote five to ten years, but Florida sun and moisture can shorten that cycle. On exposed homes, standard exterior paint often begins fading or chalking in three to five years. Better products and careful preparation help, but orientation, shade, coastal exposure and wall moisture still matter.

That shorter cycle changes the real cost of the decision. A conventional repaint may be cheaper today, but a homeowner who stays for decades may buy the same project several times.

The Thirty-Year Cost of Repainting and Coating

For an illustration, use a 2,000-square-foot stucco project at the 2027 midpoint of about $10,250. The comparison below follows the assumptions used in our current pricing calculator: repaint every five years, increase future repaint costs by five percent a year, and estimate Home Shield Coating® at about 1.75 times the upfront price of one paint job.

Thirty-year scenarioEstimated total
Six paint jobs at today’s $10,250 priceAbout $61,500
Six paint jobs with five percent annual cost growthAbout $123,200
One Home Shield Coating® installation at about 1.75 times one paint jobAbout $17,900

These are planning examples, not guaranteed future costs or a project quote. The repaint cycle and inflation rate can change, and every house has different measurements and repairs. The value of the comparison is that it shows the cost of repeating the work, not just the price of the first job.

How to Compare Exterior Estimates

  1. Get two or three written proposals with the same scope.
  2. Make sure each proposal names the washing, crack repair, caulking, primer and number of finish coats.
  3. Ask for the manufacturer and exact product line. “Premium paint” is not a product name.
  4. Separate normal prep from major stucco, water-intrusion or carpentry repairs.
  5. Compare warranties by years, labor coverage, material coverage and transferability.
  6. Use the Home Shield Coating® pricing calculator for a planning range, then confirm measurements during an on-site review.

Florida Exterior Painting Cost Questions

How much does it cost to paint a 2,000-square-foot Florida home?

For 2,000 square feet of paintable stucco or block wall, plan on about $7,900 to $12,600 in 2027. The elastomeric range is roughly $7,900 to $11,500, and the premium acrylic-latex range is roughly $10,000 to $12,600. Interior living area and paintable wall area are not the same measurement.

Does winter painting cost less?

Winter is not automatically cheaper, but October through March usually provides better painting weather. Good crews also book quickly during that window, so planning early matters more than waiting for a seasonal discount.

How often does a Florida home need repainting?

Many exposed Florida homes begin showing fading or chalking within three to five years. A shaded, well-prepared home may go longer. Sun exposure, moisture, product quality and application all affect the cycle.

Why does stucco cost more than smooth siding?

Stucco is textured, absorbs more material and usually needs more crack repair than vinyl or aluminum. The wall must also be checked for moisture and chalking before primer and finish coats are applied.

Are exterior-painting prices likely to rise in 2027?

Material and labor prices can move in either direction. This guide uses a five percent planning adjustment rather than claiming a guaranteed increase. The contractor’s written scope and verified measurements will matter more than any statewide average.
